Record auction sale in Baulkham Hills after Federer Nadal showdown
A home auction in Baulkham Hills has drawn comparisons with a Federer Nadal tennis showdown after attracting a dramatic series of back and forth bids between two committed parties.
The drawn out auction pushed the price of the Appian Circuit house to $3,385,000 – a record result for a Baulkham Hills property sold at auction.
It was reported to be $305,000 above the owners’ expectation and $685,000 above the highest price feedback given by interested buyers prior to the Sunday auction.
Auctioneer Jerome Smith of Above the Reserve said the auction had all the drama of a high stakes match, with a crowd of 150 spectators and 16 bidders in attendance.
“People were cheering each bid and there was a rapture of clapping when the hammer dropped,” he said. “It was a bit of a party atmosphere at the end, a phenomenal result.”

Only three of the 16 registered parties made bids but most of the auction was a battle between two rival bidder camps, who started with competing $100,000 bidding increments.
“It was like a tennis match between the two bidders,” Mr Smith said. “It was this long rally. It was like we had Federer one side and Nadal the other side and no one wanted to give up. It just went on.”
An exhausted underbidder eventually dropped out once bidding hit the final price, with $5000 separating the buyer and the next highest bid.
“The ($3,385,000) offer was probably the straw that broke the camel’s back. It was just too far (for the underbidder),” Mr Smith said.
The home was listed by Andy Lin, principal of Uniland Real Estate, along with co-agent Annie Zeng.
The seven-year-old house has five bedrooms, three bathrooms and a double garage.
The block was 901sqm and was next door to the coveted Matthew Pearce Primary School, routinely ranked as the state’s top public primary school.
The school catchment is one of the hardest to purchase housing within due to the high demand from parents wanting to send their children to the school.
“It was a monster of a home,” Mr Smith said of the design and layout. “It was probably the crème da la crème of the area.”
